What is a gated community?

A gated community is simply a property development with a gate. But in order to put a gate in front of Acacia Park, the roads within needed to be private and not public. Therefore the roads within Acacia Park are owned by the residence in common.

So it is that simple: Acacia Park is part of a suburb that has a gate and the roads are owned and maintained by the property owners and not the council.

Why would you want to live in a gated community?

It is incredibly private and peaceful in Acacia Park. There is just very little traffic within the park. This is also great for children and air quality too.

But there is another reason: being close to the city centre.

Normally to have this level of privacy, the development would need to be far outside of the city. But do you really want to drive that far?

What is the Size of Acacia Park?

Acacia Park has 50 properties and has a total land area of approximately 34 hectares. There are two large properties within the park; one is 9.1 hectares and the other is 3.2 hectares in size. Currently there are 34 homes built in the park with another 3 homes in the planning and consent stages.

How far from CBD and shopping?

Bunnings and Gull are less than 500 metres away. Bunnings is a building supply and DIY shop. Gull is a 24/7 petrol station with groceries. Harvey Normans is just across the highway.

Rewa Rewa Road has a variety of industrial supply shops and light industry; from carpets to welding supplies. Close by is Okara Shopping with Countdown, Briscoes, The Warehouse, along with many other shops.

How far from the hospital?

Acacia Park is about 2 and one-quarter kilometres from the main hospital on Maunu Road. So in an emergency, you are less than five minutes from the best medical centre in the Northland.


What about city services?

Acacia Park has full city services, water, sewage, telephone, power, postal delivery, rubbish collection, and broadband.

Is it safer in Acacia Park?

Yes. You are welcome to go to the Whangarei Police Department to enquire about crime in Acacia Park.

Fences and working gates definitely reduce unauthorized vehicle and foot traffic on a property especially late at night and early in the morning. For many properties, traffic reduction alone is enough to reduce much of the parking lot and street crime.

Criminals want to come onto a property anonymously and blend into the community of strangers. Criminals like quick escape routes and don’t want to become trapped behind fences or gates should they be discovered. Many criminals will bypass a gated community for one that is not gated simply because of the restricted access.

What about extra rules and regulations?

Unlike many other gated communities, Acacia Park does not have any special rules that are enforced by the association. Just follow the covenants contained in your title.

What are the disadvantages of living in Acacia Park?

The biggest disadvantage is paying a yearly fee for maintaining the roads and gate. The current fee is $600 per year. This turns out to be $50 per month.

But when you think about the fuel costs that you save, it is well worth it. Even for just one vehicle, you will be paying more than $50 extra per month in fuel costs living just a few kilometres out of town.

Also remember you are not only saving fuel, you are saving time.

Are there Building Restrictions or Covenants?

Yes there are covenants, take a look here for the general covenants that need to be followed. Be aware that Acacia Park properties need to have an geo-tech engineer’s report as part of the building consent process. Read more at building.

What is the minimum size home in Acacia Park?

The building needs to have a minimum area of 120 square metres and this excludes garages, verandas, porches and other accessory buildings and appurtenances.

Is there an association at Acacia Park?

Yes, there is an association to help coordinate the maintenance and upgrading of Acacia Park roads. Without the association, it would be difficult to do this.

Are there association fees?

Yes, there is an annual association fee payable on the first of November of each year. The current fee is $600 per year per section.

How are association fees set?

There is an annual general meeting of the property owners and each section owner has one vote. The owners then set the annual association fee for the next year after reviewing the budget.

What do the association fees cover?

The association fees cover road and gate maintenance, capital road funding to undertake more serious road upgrades in the future, and a small amount for insurance and power.

What are the amenities at Acacia Park?

Acacia Park does not have any amenities or common areas like swimming pools or tennis courts. We just have a gate.

What about police and fire?

The police and fire departments will come to Acacia Park just like any other suburb. But normally the police will not patrol within Acacia Park: no speed cameras, parking fines, or other enforcement (unless called).
