Acacia Park Rules - Just Voluntary

Acacia Park is a less restrictive type of community in that we do not have special rules that can be enforced upon owners by our association. Residence only need to obey the laws of New Zealand, just like you would living anywhere in New Zealand.

So in Acacia Park you have no worries about another governing body.

Be sure to read over your title for covenants; these would be the only specific Acacia Park rules that need to be followed. They mostly deal with building and sub-dividing.

The Acacia Park Association has formulated guidelines that we would like all residence to follow; but they are voluntary.


Voluntary Regulations Governing
Common Facilities & Areas


1. Use

1.1 Each Member shall make no improper, offensive or unlawful use of any Common Area, and shall use the Common Facilities and the Common Area only for the purposes for which they were designed and in accordance with any regulations which govern their use.

1.2 No Member shall fetter, obstruct or impede the use of any Common Facilities and/or Common Area by any other Member.

1.3 No Member shall place anything in or on Common Facilities and/or Common Area without the approval of the Committee.

2. Prohibited Acts

2.1 No Member shall drop any litter in or on the Common Facilities and/or Common Area.

2.2 No Member shall do any act which detracts from the attractiveness or state of repair of the Common Facilities and/or Common Area.

2.3 A disorderly person found in or upon the Common Facilities and/or Common Area may be summarily ejected and removed from Acacia Park by a security officer or a member of the New Zealand Police.

3. Rules governing Owners, Occupiers and Invitees - Conduct and noise

3.1 No Member shall engage in, or allow any person to engage in, any criminal activity within Acacia Park.

3.2 No Member shall make or permit any improper or unseemly noises within Acacia Park, nor act in any fashion so as to annoy or disturb any other Member.

3.3 All Members shall comply with Council bylaws and regulations including but not limited to noise and dog control.

4. Roads

4.1 Members or Invitees must not obstruct the entrance to any on the roads or at any Common Facilities and/or Common Area, other than in areas specified by the Acacia Park Residents Association Incorporated from time to time.

4.2 All vehicles shall be driven in a safe manner with consideration for the safety of others and their enjoyment of Acacia Park and at no time in excess of 40 kilometres per hour. All Members shall be responsible for ensuring that their Invitees comply with the requirements of this provision.

5. Crossing

5.1 Prior to any building being commenced each member shall ensure that a proper and workmanlike crossing is built to the entrance of the lot to minimise any damage to the road.

5.2 Any damage as a result caused during construction or earthworks must be repaired without delay within a reasonable timeframe once construction is substantially completed.

NB: allowing for the current state of the roading within Acacia Park.

6. Dogs

6.1 Dogs should be kept on a leash when not secured within a Member's lot.

7. Maintenance of Vacant Lots

7.1 Owners shall maintain vacant lots in a tidy state so they do not constitute a fire hazard or detract from the visual attractiveness of the estate. Other than trees, shrubs, planted flowers or properly landscaped areas, vegetation shall be maintained at a maximum height of 300mm.

7.2 The Committee has the right to determine if a vacant lot requires mowing and to request a landowner to have the lot mown within 10 working days. Failing that, the Committee may hire a contractor to do so and the owner shall be liable to pay the full cost of mowing.
